Functie

The role will involve leading financial discussions, providing insights into tax-related matters, resolving tax disputes, and driving all financial decisions related to the portfolio. Working closely with the Asset Manager and Property Manager, this individual will ensure the financial performance of the portfolio, improve operational efficiency, and maintain a robust financial framework.

Key Responsibilities:

1. Financial Oversight & Management:

• Lead and manage the financial aspects of the real estate portfolio, including forecasting, budgeting, and reporting.
• Prepare detailed financial analysis and performance reports on individual properties within the portfolio, highlighting key performance indicators.
• Oversee financial modelling and valuations.
• Collaborate with Asset Manager to set financial goals and strategies for the portfolio.
• Tax Dispute Management:
• Take lead responsibility for managing tax disputes, working with legal and tax advisors to resolve any issues effectively and efficiently.
• Review and interpret tax legislation, identifying tax risks and opportunities that could impact the portfolio.
• Proactively manage all related documentation and ensure compliance with tax laws.
• Work with external tax advisors and legal teams to handle disputes and mitigate any financial impact on the portfolio.
• Collaboration with Asset Management:
• Work closely with the Asset Manager to align financial goals with property strategies and maximize the performance of the portfolio.
• Assist in negotiating financing options and manage relationships with tenants.
• Support the asset manager with investment strategies and performance tracking.
• Financial Reporting & Compliance:
• Prepare comprehensive quarterly financial reports for internal and external stakeholders, ensuring accuracy, transparency, and compliance with accounting standards.
• Ensure that all financial activities are compliant with regulatory requirements, including tax, accounting, and auditing standards.
• Strategic Leadership:
• Serve as the primary point of contact for all financial matters related to the real estate portfolio.
• Provide strategic guidance on financial decisions, ensuring that financial objectives align with the broader goals of the organization.
• Lead discussions on financial performance, recommending actions to improve financial outcomes.
• Cost Control & Profitability:
• Monitor and analyse cost structures, recommending strategies to improve cost efficiency and profitability across the portfolio.
• Develop and track key financial metrics to evaluate performance, providing recommendations for improvement.
• Manage cash flow and liquidity for the portfolio, ensuring funds are allocated effectively to maximize returns.

Profiel

Required Qualifications:

• Bachelor's degree in Finance, Accounting, Real Estate, or related field (Master's or CPA is a plus).
• Minimum of 5 years of experience in finance, preferably with a focus on real estate investments or asset management.
• Strong understanding of real estate financial modelling, tax regulations, and dispute resolution.
• Experience in managing tax disputes, legal negotiations, and working with external tax consultants and legal advisors.
• Proven ability to manage multiple projects, meet deadlines, and collaborate with cross-functional teams.
• Excellent communication skills, both verbal and written, with the ability to interact with senior stakeholders and external partners.

Preferred Skills:

• Proficiency in financial modelling and real estate software (e.g., Excel, Yardi).
• Knowledge of tax laws, financial regulations, and compliance issues in real estate.
• Strong leadership and problem-solving skills.
